New home ownership subsidies planned for early summer 2023
Construction Minister Klara Geywitz has announced that several million euros will be made available each year for a federal program to promote home ownership. This should make it easier for prospective buyers to realize their dream of owning their own four walls—especially in times of high inflation, rising interest rates, and stricter lending criteria from banks.
Who is eligible for the new subsidy?
Families with an annual income of up to €60,000 can take advantage of the new subsidy program. The subsidy amount will be increased by €10,000 per child. The federal government is providing a total of €350 million per year for this program. To take advantage of the subsidy, families must submit an application to KfW Bank and can then receive the low-interest loan from the state development bank.
Is there any criticism?
The Home Ownership Association (VWE) calls the new subsidy a "drop in the ocean." This applies to families who cannot afford a house without subsidies. This is because the subsidy only applies to energy-efficient new builds in the high price range. Financially disadvantaged families cannot cover their costs in full with the subsidy amount.
What other subsidies are available?
Buyers and builders can apply for additional subsidies. For example, the Federal Subsidy for Efficient Buildings (BEG) provides relief for owners who want to renovate or build energy-efficient buildings. However, there will also be changes to this subsidy in 2023. In the area of climate neutrality, the Building Energy Act (GEG), which was also revised this year, provides the relevant regulations. To ensure you don't lose track of everything, seek advice from an expert such as a real estate agent.
The expert knows what you need to know
If you are eligible for funding, it is best to contact a real estate agent in your area and work with them to find a suitable property. Even though the funding is intended to make financing easier, you should keep an eye on your budget from the outset. In particular, you should also factor in the additional costs of the purchase. Your real estate agent can explain what these are. Among other things, they include the costs of the mandatory requirements of the GEG. If you need an energy consultant, you can also ask your real estate agent—together with them, you can look for a regional expert. Or they may already have one in their contact list. Your real estate agent also knows how the measures can affect the value of a property.
