For years, more and more online portals have been emerging that see themselves as exchange platforms for people looking for real estate. But real estate agents are also increasingly incorporating this model into their services and bringing together the perfect exchange partners.
Swapping your own property?
Owners who swap their house or apartment save themselves the time-consuming search for a new buyer. It is advisable to bring a real estate agent on board. The main advantages are the enormous time savings and less competition among those willing to swap. In addition, the agent can draw on their extensive database and search requests to more easily bring together exchange partners who show genuine interest. This makes it easier to find a new property.
How a property exchange works
As soon as interested exchange partners contact the real estate agent, the owner who hired the agent receives all relevant exchange offers. If a suitable property is found, a purchase agreement is drawn up and all relevant sales documents are compiled. A property exchange is a normal sale, albeit not a traditional one. The exchange partners buy each other's properties. The difference is paid by the person buying the more expensive house or apartment. Here, too, owners cannot avoid a property valuation. This is carried out by an independent third party, the real estate agent. All that remains is the appointment with the notary.
Exchange of rental properties
Tenants who swap apartments often use apartment exchange platforms on the internet. Once the exchange partners have agreed that the apartment swap should go ahead, there is still one thing to consider: as a rule, the landlord decides who moves into a new apartment. They cannot be bypassed under any circumstances. Agreement is not always reached in this regard. There are many legal considerations to take into account. Therefore, the rental agreement should not be terminated too early.
