What information does the energy performance certificate provide?
First of all, the document provides information about how environmentally friendly a property is. It refers to the total energy consumption. However, most energy performance certificates only show how much energy is consumed per year for each energy source, such as heating oil or gas.
Do I need a consumption or demand certificate?
Homeowners who built their property after October 2007 are required by law to obtain a demand-based certificate. An energy demand certificate is also mandatory for buildings constructed before 1977 but subsequently renovated (more than 10% of the total floor space) or to which extensions have been added. For all other buildings constructed in accordance with the requirements of the 1977 Thermal Insulation Ordinance, a consumption-based certificate is sufficient.
This speaks in favor of a consumption certificate
The effort involved is manageable. The reason for this is that the energy requirement of the property is simply calculated on the basis of data from the last three years. The decisive factor is the costs incurred for the energy source. Disadvantage: Since the climatic conditions and the heating behavior of the residents are taken into account, this calculation is not error-free. If a lot of heating is used, oil or gas consumption increases. Furthermore, the building fabric, including its energy weaknesses, is not taken into account.

Creating an energy demand certificate is more complicated. A technical inventory is carried out. The question is: How much energy is required for average use? To estimate this, an expert assesses the building fabric and technology of the building.
Who can issue my energy performance certificate and how long is it valid?
If you are wondering who is authorized to issue such a document, rest assured: Certified energy consultants and many architecture and engineering firms now offer this service. The document is then valid for 10 years. After that, a new copy must be obtained.
