Heating Act from 2024: Why unrenovated properties will fall in price

The Building Energy Act (GEG) was introduced to standardize and optimize energy efficiency regulations. It specifies the requirements for the energy standard of buildings. However, renovating a building to make it more energy efficient is not only sensible in light of the GEG, but also counteracts the decline in property prices.

The GEG aims to promote sustainable and resource-efficient use of energy in the construction and real estate sectors. The law has actually been in place since 2020, but it underwent significant changes in 2023.

Existing buildings: 65 percent target only applies in the context of municipal heating planning

Homeowners need not worry about the new heating law. The 65 percent requirement will only come into force once municipalities have submitted their municipal heating plans. This is expected to be the case from mid-2026 in large municipalities and from 2028 in small municipalities. Nevertheless, it makes sense to renovate a property soon so that it can remain on the real estate market in the long term.

Energy consulting from experts

Anyone deciding to renovate should also seek energy advice. This will identify areas where the home can be optimized in terms of energy efficiency. Often, the heating system is optimized first before expensive renovations are considered. If you want to optimize the energy efficiency of your property, it is best to seek energy advice from a specialist. As this profession is not regulated, it is advisable to consult the list of energy efficiency experts. This provides a good guide, as it works exclusively with experts who must continuously demonstrate their qualifications. In addition, these energy consultants are also well versed in subsidy applications and have the necessary expertise to prepare them correctly.

Why energy-efficient renovation makes sense in every case

Anyone thinking about renovating should definitely go ahead with it. This is because prices for conventional energy sources such as oil and gas will continue to rise in the future. Renovation is also crucial to counteract a decline in property values. Similar to the location, the energy efficiency of a building is also a decisive factor when it comes to placing a property on the market. Buildings that are energy-efficient and renovated fetch significantly higher prices on the real estate market than unrenovated properties. Furthermore, the quality of unrenovated properties is further reduced by the fact that buyers are obliged to renovate them within two years.

Would you like to renovate your building to make it more energy efficient and need a professional assessment? Let us advise you!

Many factors play a role. The amount of the investment costs, changes in the residential area, the time factor, etc. What are the best overall consequences to expect?

Which is better: energy-efficient retrofitting or a new property?

What is better: renovation or sale for DIY enthusiasts?

Renovation is often expensive, but can be worthwhile when selling the property due to a higher purchase price. It depends on the individual case and should be assessed in advance by a professional.

Sustainability in the real estate sector: support programs and benefits for owners

Sustainability is no longer just a buzzword, but plays a central role in the real estate sector. Owners who focus on energy-efficient construction, resource-saving modernization, or sustainable management of their properties today benefit in several ways: through government subsidy programs, long-term cost savings, and a significant increase in the value of their property. In the Olpe district and neighboring regions in particular, the requirements for sustainable standards are rising—and with them the demand for modern, future-proof properties. Whether KfW promotional loans for energy-efficient renovation, subsidies for photovoltaic systems, or special incentives from the federal states: it is worthwhile for owners to invest specifically in sustainable measures. In addition to reducing ongoing operating costs, such investments significantly increase the attractiveness of properties for buyers and tenants. Better rentability, higher return prospects, and a greater sense of security with regard to upcoming legal regulations are convincing arguments for more sustainability in real estate portfolios. Those who look into funding opportunities and sustainable concepts early on create real added value for themselves and future generations.

Current trends in the real estate market in 2025: What buyers and sellers should know

The real estate market in 2025 is facing dynamic changes that will have a significant impact on both buyers and sellers. One key trend is the increased use of digitalization in real estate, from virtual viewings to data-based price analyses. These technologies enable potential buyers to make informed decisions and offer sellers forward-looking marketing strategies. Demand for environmentally friendly and energy-efficient properties is also growing rapidly. Modern buyers value low emissions and sustainable construction, which has a significant impact on property values. Another trend is the urbanization of smaller cities, as more and more people are moving from large cities to smaller communities to benefit from a higher quality of life and lower prices. This development opens up opportunities for sellers who invest early in up-and-coming regions. At the same time, this means that buyers should consider more options outside the traditional "hotspots" in major cities. In summary, knowledge of these trends and their implications for the buying and selling process can have a decisive impact. It is now more important than ever for buyers and sellers to closely monitor the market and position themselves accordingly.
