
How do you sell your property when you are not there?
Selling a property from afar is virtually impossible. Owners need to be on site for many appointments or have someone they can rely on. Cosmetic repairs may need to be carried out. The property needs a valuation report and must be assessed by a real estate expert. Interested parties will want to view the property. Finally, there is a meeting with a notary and the handover of the property. A local quality real estate agent can take care of these appointments for you.
Preparing the property
In order to determine the value of the property, a real estate professional must assess its condition and check for defects. After reviewing the documents relevant to the sale, a valuation report can be prepared. This serves as the basis for determining an asking price.
Once cosmetic repairs have been carried out and the property has been optimised for presentation with home staging, if necessary, photos can be taken for real estate portals and exposés. In addition to informative photos, all relevant information about the property should also be included in the exposé.
Viewing management
Once the appealing exposé has attracted the interest of many property seekers, viewing appointments must be arranged and carried out. A professional real estate agent will take care of this for you, saving you the trouble of having to travel to the property. However, you should stay in contact with the agent so that all decisions can be discussed and made at short notice.
Notary appointment without your presence
Real estate sellers and buyers must generally be present at the notary appointment. However, you can also grant power of attorney to a trusted person, such as your quality broker, to represent you at the notary and when signing the purchase agreement. Alternatively, representation without power of attorney is also possible with subsequent approval. In this case, the purchase agreement only becomes valid once your approval has been received by the notary. Before the appointment, the notary will send you a copy of the purchase agreement. You then have two weeks to review the agreement. Your broker will advise you if you are unsure about any of the clauses.
