How to write the perfect real estate description
The right headline
The headline, key details, and a meaningful photo are the first things potential buyers see in your listing. That's why you should use the headline to highlight the most important selling points. What makes your property so attractive? Is it the great location right on the lake, the spacious living room, or the exclusive furnishings that make buyers' hearts beat faster? Selling real estate is by no means a purely rational process. The emotions and personal wishes of prospective buyers are almost as important – and these are better addressed by a lively description than by pure facts.
Know your target audience
To strike the right chord, you need to know your target group. Is your property more suited to a young family whose children want to play in a large garden and who would appreciate nearby playgrounds and kindergartens? Or do you see an older couple who would appreciate a walk-in shower and good bus connections? Show potential buyers what life could be like in your property.
Be honest
Many sellers think they have to conceal flaws or sell them as supposed advantages. The hole in the roof then becomes a unique opportunity to gaze at the starry sky from your bed. No buyer will fall for such tricks. Of course, there are flaws that also have advantages. The noisy bar next door could become your local hangout. However, it is better to mention both aspects directly or remain neutral.
Know what information to include in the listing
Professional real estate agents never reveal all the information directly in the advertisement. For example, interested parties only find out the exact address when they request a property brochure. Additional tools such as virtual tours must also be requested by email. The reason for this? Anyone who is seriously interested is willing to provide their contact details and fill out a questionnaire. This allows you to select and separate genuine prospects from those who are just browsing. Of course, this only works if you strike the right balance between relevant and missing information in the listing. A professional real estate agent knows exactly what information belongs in the listing and what belongs in the property brochure.
