Too many cooks spoil the broth – and the same goes for real estate agents: Why you should give them exclusive rights
Hire several real estate agents, but only pay one at the end. At first glance, this sounds like a good deal. Unfortunately, it doesn't work. There are several reasons for this. Many owners do not know how much work is involved in selling a house before they put it on the market. This is because the work does not begin when the advertisement is posted online or the first interested parties arrive at the front door, but much earlier.
The real estate agent obtains documents relevant to the sale, such as the energy performance certificate, ensures that the property is presented well with good photos and additional tools such as 360-degree tours, and creates an appealing listing.
All these tasks and more require a lot of time and expertise. For the agent, it is therefore a risky business to invest so much effort in a project that may not yield any profit in the end. Professional agents therefore set out all the terms and conditions of their cooperation with the seller in a brokerage agreement.
However, if an owner commissions several brokers, this is not only problematic for the broker. Prospective buyers are also confused. Anyone who finds the same property twice on a real estate portal with different photos and a different description will rightly be suspicious.
Who is the right person to contact? Is the offer even genuine or is it a scam? Many owners end up not contacting any of the providers because they are unsure.
Ultimately, selling a property is one of the most important financial decisions most sellers will ever make. Such a decision requires a trustworthy partner who can take work off your hands and promise legal certainty.
It is therefore advisable to meet with several real estate agents before starting to market your property or to listen to recommendations from acquaintances or good reviews, but ultimately to choose only one agent. After all, it is important that you sign the brokerage agreement with a good feeling and give the exclusive mandate to someone you trust.
