Market value appraisal: Better safe than sorry
In the event of a legal dispute, inheritance, foreclosure, forced division of assets in the event of divorce, mortgaging of real estate, or if the tax office has to make tax assessments, the question arises: How much is the property actually worth? The solution: a market value appraisal.
A market value appraisal determines the market value of the property in accordance with § 194 of the German Building Code (BauGB) and thus serves as an absolutely objective valuation of the property. Market value appraisals are only prepared by qualified experts who have many years of experience, numerous references, excellent market knowledge, and who undergo regular further training. This is because preparing a market value appraisal requires extensive analysis. All data and documents relevant to the property are evaluated; in addition, the property is assessed in terms of its condition, room layout, size, quality, and location.
The market value appraisal itself contains information on the structural condition and photos, as well as a cost estimate for the repair of any damage or defects.
