You could offer the seller a higher price, convince them of your creditworthiness with references, and make it clear that you are really serious. But how do you find sellers who are hiding their property from the market, so to speak? It is definitely advisable to make a list of places where properties are advertised other than online portals. In rural areas or suburban settlements in particular, it may be worth taking a walk more often and looking out for signs directly on the properties – known as "real estate gallows." If you then call the real estate agent directly, you will certainly have a good chance of being given higher priority as a prospective buyer than someone who found the property through a search portal. Another option is to look around foreclosure portals and bid when a property is being auctioned. However, you shouldn't expect to find a bargain on these sites. Due to high demand, the results of foreclosure auctions are sometimes higher than the usual market price. Further starting points for your property search can be found – naturally also for you – in private networks such as your circle of colleagues and friends, or on social networks on the Internet.

However, your best key to the world of "invisible" real estate is to turn to a professional real estate agent. After all, finding real estate listings that are hidden from the market is definitely easier for a real estate agent, whose professional success is based on their precise local market knowledge, than it is for you. On real estate agent websites and networks alone, you will come across properties that never appear on the major portals because they have long since been sold before they get there. You can also create a search request on a real estate agent's website and have the agent search for a property according to your criteria. Your advantage: Newly acquired properties that match your search profile will be offered to you first, before other interested parties even get to see them.
