Why you should not forego an exposé even when demand is high
If a property listing is informative and accurately reflects the actual condition of the property, unnecessary viewings can be avoided. For quality brokers, a high-quality exposé is an important marketing tool. Experience shows that, in addition to reducing unnecessary viewings, buyers are also more willing to pay the asking price if the property is presented in a high-quality manner.
Expressive photos
Many prospective buyers look at the pictures in the listing first. If the property is presented with appealing photos, both inside and out, its value is often better estimated. The photos should be sharp, bright, and not blurry. On the other hand, it is extremely important that the photos realistically reflect the actual dimensions of a room and do not distort anything. Lines such as corners of rooms or windows and doors should be vertical and not "falling." Professional real estate agents know that a photo is usually taken from a height of about one meter.
Meaningful text
Ideally, there should be no questions left unanswered after reading the property description. It should therefore contain all the important information about the property, such as the sale price, year of construction, condition, living space and plot size, energy consumption, floor plans, and number of rooms and floors. Lively descriptions will pique the interest of potential buyers.
Buying real estate is also an emotional matter. Nevertheless, phrases such as "high-quality" or "light-filled" should only be used if they correspond to the facts. On the other hand, defects should not be concealed in the listing. If prospective buyers discover defects during the viewing that they were not aware of beforehand, they will become skeptical and look harder for more. A loose corner of wallpaper can quickly lead to demands for a significant price reduction.
