Why roof maintenance is important
Even a professionally constructed roof will suffer damage over the years if it is not regularly maintained. In most cases, it is weather conditions that cause damage to the roof. Water penetration can cause this, for example. If it gets too hot, the water causes mold and rot to form. In frost, the penetrating water can cause some parts of the roof to break. Storms can also loosen the fastenings. Regular maintenance can save costs. This is because the costs of repairing damage caused by neglected maintenance are much higher.
It is not sufficient for a layperson to inspect the roof regularly. Instead, the roof must be inspected by a specialist and then professionally maintained. This also includes an inventory of drainage, lightning protection, rain gutters, etc., and an analysis of compliance with energy requirements.
In a ruling in 1993, the Federal Court of Justice ruled that roofs must be inspected regularly. This ruling is important for insurance companies. This means that insurance companies are no longer liable for all damage to roofs caused by storms. Insurance companies can refuse to pay despite storm damage if the roof has not been regularly inspected and maintained. Insurance companies are using the ruling of the Federal Court of Justice to justify their decision. If third parties suffer damage as a result of your own dysfunctional roof, the insurance company is not liable if maintenance has been irregular. Homeowners cannot invoke the so-called storm clause if maintenance has been irregular. Wind speeds above 8 do not automatically result in an insurance payout. Courts justify this by stating that roofs that are both well built and well maintained can withstand hurricanes.
Inspection and maintenance work should be carried out by roofing contractors who are members of a trade association. Maintenance also helps to preserve the value of a property. Owners can protect themselves legally with a maintenance contract. This allows owners to prove to insurers that regular maintenance has been carried out. Even if third parties are injured by loose roof parts, property owners are responsible for proving that their roof has been regularly maintained. This is because ownership entails responsibility. Homeowners are legally obliged to ensure that their property does not pose any danger.
