Land register extract
The land register extract proves that the property and land really belong to you. This is because it lists the owner and all other property details, such as existing mortgages or rights of usufruct. The land register extract is therefore an essential document when selling a property. You can request it from the land registry office at the local court. A simple extract costs 10 euros, a certified copy 20 euros.
Cadastral map
The cadastral map is not absolutely necessary for the sale, but it can be very helpful. It shows the exact boundaries of the property and the surrounding properties. This information is important for a professional valuation of the property. You can obtain the cadastral map from the land registry office. Depending on the city, it costs between 11 and 55 euros.
Building file
Ideally, the building file contains all relevant documents relating to the property for sale. These include the building plans, the building specifications, the building permit, as well as area calculations and dimensions. In the case of older buildings, it is possible that not all relevant information is available. A building permit may not be required for older properties. However, if floor space calculations are missing, the property must be re-measured. You can obtain the building file from your local building authority. Depending on the authority, you may have to pay administrative fees of between $5 and $100.
Floor plan
A simple floor plan can usually be found in the building file. However, very few prospective buyers can make sense of the raw construction drawings. It is therefore advisable to have a modern drawing or even a 3D floor plan prepared. There are now many providers offering this service. The costs depend on the respective provider.
Energy performance certificate
Many owners are unaware that an energy performance certificate has been mandatory for property sales since 2014. Anyone who cannot provide a valid energy performance certificate may, in the worst case, face a fine of up to €15,000. A professional real estate agent will have an energy performance certificate drawn up by a certified institute. In addition to these important documents, there are many other documents that are important for a smooth sale. These include a list of modernization and maintenance measures, tradesmen's invoices, warranty certificates for appliances and furniture in the property. For condominiums, a declaration of division is also essential.
