Construction boom – time to modernize your property?
Around 43 million homes in Germany need to be renovated in order to meet the German government's climate protection targets. According to experts, many unrenovated properties consume twice as much energy as new buildings. However, "modernization" is not just about energy-efficient renovation. Many owners also want to renovate their properties in other ways.
-
The right roadmap
A complete renovation is a logistical challenge. That is why many owners prefer to modernize their property piece by piece. To achieve the best possible renovation results, it is important to carry out the measures in the right order. Experts therefore recommend having an individual renovation roadmap drawn up by a specialist.

Apply for subsidies
There are government subsidies available for energy-efficient renovations. The lower the energy consumption of the property after renovation, the higher the subsidy. Applications can be submitted to the BAFA or KfW. It is important to do this before you hire the tradespeople. In addition, very low-interest loans of up to €150,000 per residential unit can also be applied for from KfW Bank for planned core renovations. In addition, state repayment subsidies may also be granted.

Finding tradespeople
The current shortage of skilled workers makes it difficult to find tradespeople. The wait for an appointment can currently be up to nine weeks. Experts therefore recommend starting the search for suitable tradespeople early. Builders can find companies that are familiar with energy-efficient renovation at their local chambers of trades or at www.co2online.de.

Construction phase
Renovation is generally carried out from the outside in. First the facade, then the heating system, for example. For extensive renovation work, it is advisable to consult a construction supervisor. This can also be subsidized by KfW. Experts also recommend asking tradespeople to provide delivery notes and building specifications after the renovation work has been completed. These documents are important for warranty purposes. Finally, an energy consultant must confirm the energy efficiency achieved so that the subsidies applied for can be paid out.
