Membership in the CompetenceClub

Garcia & Co Immobilien GmbH was awarded the IMMOBILIENPROFI TOP25 award for its above-average quality in real estate marketing. Since 2011, we have ranked fourth in the overall German ranking of real estate agents with 689 points. The CompetenceClub (CC) was founded in 2003 by the trade journal IMMOBILIEN-PROFI and is now an exclusive network of ambitious and committed real estate agents, property developers, and property managers in Germany, Austria, and Switzerland. The CC has no more than 111 members.

Since September 2009, CC members have undergone an annual business scan, a neutral, external audit conducted by a management consultant. This scan examines and evaluates all relevant areas of the company.

The maximum score for the scan is 800 points. By way of comparison, the industry average for all real estate agents is estimated at around 200 points. The score is the performance balance from all areas of the company. This includes attracting prospective customers (order acquisition), sales, advertising (service provision), finance, management, human resources, and supporting departments. All factors are included in the evaluation and provide an overall picture. Any real estate company can participate in the Business Scan, regardless of whether it is a member of the CompetenceClub.

CC members are required to achieve and maintain a minimum score of 400 points. CC members therefore take advantage of seminars, coaching, and other training opportunities to continuously improve and ensure the quality of their services.

The Business Scan is the first and so far only objective evaluation model in the real estate industry. Membership in the CompetenceClub is the only seal of quality that real estate agents, property managers, or developers can obtain through the exceptional performance and quality of their services.

Garcia Real Estate expands its offering: Supraregional real estate portfolio for buyers and sellers worldwide

"We are delighted to be able to offer our customers this new service," explains Pedro Garcia, Managing Director of Garcia Immobilien. "The real estate market in Germany is on the move and many people are looking for properties beyond their immediate surroundings. With our expanded offering, we can now offer prospective buyers even more opportunities to find properties faster and enable sellers to sell their properties more quickly – regardless of location and country."

Distress sale: How to prevent your property from becoming a bargain

There are situations in which a property needs to be sold quickly. For example, in the event of job loss, insolvency, or if the interest rates for follow-up financing are too high. In this stressful situation, owners often make mistakes that lead to financial losses. That is why it is advisable in such a crisis to consult an experienced real estate professional so that your property does not become a bargain for others.

Selling property before personal bankruptcy?

Insolvency proceedings cover all of a debtor's assets, with the exception of non-seizable items such as mobile phones, wardrobes, and beds. This also includes real estate. Debtors are not allowed to keep their real estate. But what happens to real estate in insolvency?

Distress sale: Selling successfully even in tough times

Regina and Fréderic are desperate. Two coronavirus lockdowns and some unfortunate timing have driven them into bankruptcy. Now they can no longer afford the mortgage payments on their home and have to sell it. As they are under considerable time pressure, this has to be considered a distress sale. Good advice seems hard to come by, but with the help of an experienced real estate agent, they manage to pull off a minor miracle.

Avoid distress sales and foreclosure auctions with the help of a real estate agent

Divorce, career change, or unemployment due to COVID-19: anyone finding themselves in one of these situations often needs to sell their property quickly. But even a distress sale can sometimes end up in foreclosure if you try to do it on your own. This often costs the owner a lot of money because the property is sold below its value. A professional real estate agent can help you avoid this.

What types of brokerage agreements are there?

If you are considering selling a property at a fair market price with legal certainty, you cannot do without a real estate agent. A professional real estate agent will ensure that your property quickly finds a solvent buyer. However, before you hire a real estate agent, you first need to sign a brokerage agreement. There are various types of agreements. Which one is right for you?

Living at the discount store

Aldi may soon be offering not only low-priced groceries, but also affordable housing to go with them. Aldi Nord plans to build around 2,000 apartments above its own stores at 15 locations in Berlin. Lidl and other supermarket chains have also discovered the real estate industry.

"Why do you want to sell?" – How to respond confidently to curious buyers

"What a beautiful house! Why are you selling it?" Anyone selling a property has to expect lots of curious questions in emails and phone calls, and at the latest during viewings, some of which may be more appropriate than others. We reveal how you can respond confidently.

Inherited property: Is it too expensive to use for personal purposes?

Many people are delighted to inherit a property because it means they can finally move into their dream home. However, owning your own home often comes at a high price. To avoid getting into debt when you move into your inherited property, you should ask yourself the following questions first.
