Moving from the city to the countryside – what you need to know
Many city dwellers currently want to fulfill their dream of owning a house with a garden. In times of coronavirus, people living in large cities in particular have turned their backs on metropolitan areas. But country life is not always as idyllic as one might think. To find the perfect home in less densely populated regions of Germany and avoid conflicts, it is important to plan your move well.
Create a checklist
First, it is advisable to create a personal checklist of the aspects that are particularly important to you. You should ask yourself questions such as:
- Do I work a lot from home or do I commute to work every day?
- How important are infrastructure and public transportation connections to me?
- How far away can the shopping facilities be and what is the medical care like in the area?
If you work from home, you need a good internet connection. This is not available everywhere in rural areas. In addition, the infrastructure and rail connections in the suburbs are generally better than in more remote areas.
Ongoing ancillary costs for the house
Anyone moving from a rented apartment to a house with a garden should bear in mind that they will have more costs to pay. In addition to the usual operating costs, there are others, such as sewage disposal, property tax, and street cleaning. Depending on the living space, location, and size of the household, owners spend several thousand euros a year on ongoing additional costs. Regional real estate agents are familiar with local conditions and can advise property seekers on the costs involved.
Buying a building plot or house in the countryside
With the growing demand for living space in the countryside, prices are also rising there. In addition, building plots are becoming increasingly scarce. When people looking to move find one, they have many other interested parties. To ensure that it really is a building plot and to avoid any nasty surprises, it is advisable to have an estate agent at your side. They can find suitable properties, accompany you through the purchase process, including obtaining the necessary documents, and, if necessary, sell your old property in the city at a fair market price. In addition, the support of a real estate agent helps you avoid mistakes that may later prove irreversible. Once the property has been paid for, it is not easy to arrange a repurchase.
