Motorhome trend: vacation home on four wheels

A vacation home on the Baltic Sea or perhaps in the south of France? A motorhome makes both possible. More and more Germans are opting for motorhomes, says Horst Spiertz. In an interview, the owner of the motorhome dealership Auto & Freizeit reveals why motorhomes are becoming an alternative to vacation homes.

What fascinates people about motorhomes?

They offer a sense of freedom. Vacations become mini adventures: you can plan your vacation however you want, especially when it comes to timing. Someone in Hamburg, for example, can decide on Friday to spend the weekend at the beach. The motorhome is parked outside, so all they have to do is pack quickly and hit the road.

What do customers value most when buying a motorhome?

It is particularly important to have a fully equipped vehicle. This has developed over the last few years: today, the vehicle has to have several features for the customer to even consider buying it. Everything has to be there, from a cooking area to a wellness shower. In addition, the shower and toilet areas should be separate, and great importance is attached to sleeping comfort.

The equipment in motorhomes is now reaching luxury levels. Are they now also an alternative to vacation rentals for people who don't want a traditional camping vacation?

I would say yes. We don't sell the absolute luxury models starting at 250,000 euros, but our prices top out at around 150,000 euros. Even in this segment, the vehicles are up to nine meters long and designed to give you the feeling of having your own retreat. It's also possible to close the door behind you.

What was the most unusual motorhome you have ever seen?

I'm always fascinated by Vario's mobile homes. They're a luxury manufacturer that lets customers customize their vehicles down to the smallest detail. The models are built on a truck chassis. There's even a garage for the convertible underneath. I'm impressed by the fact that these vehicles cost eight or nine hundred thousand euros and yet they still manage to sell them.

You are also active abroad. How does the market for motorhomes in countries such as Norway or Korea differ from that in Germany?

Korea is a very young market. The camping concept hasn't been around there for very long. We've been there for five years now, and at that time they had only just started developing campsites. There are also no motorhomes there, only caravans. We can't import any motorhomes from Germany to Korea at the moment because the emissions standards are different. They are actually much further ahead there. Norway, on the other hand, is a completely different market. It is a very rich country, so almost all vehicles there have high-end equipment. Norwegians place a lot of value on luxury and high quality.

How do motorhomes hold their value? Is it better to buy a new or a used motorhome?

Fortunately, the value of motorhomes is different from that of cars. This is also due to the individual equipment. If you want to sell a motorhome after a year, the loss in value is not so dramatic and this decreases significantly over the years. If you want to return a motorhome after five years or buy a new one, you will find that the loss in value is very low. Of course, this also has to do with the market. The used car market is virtually empty, which means that values are fairly stable. It is therefore worth investing in a new vehicle.

Selling property before personal bankruptcy?

Insolvency proceedings cover all of a debtor's assets, with the exception of non-seizable items such as mobile phones, wardrobes, and beds. This also includes real estate. Debtors are not allowed to keep their real estate. But what happens to real estate in insolvency?

Living at the discount store

Aldi may soon be offering not only low-priced groceries, but also affordable housing to go with them. Aldi Nord plans to build around 2,000 apartments above its own stores at 15 locations in Berlin. Lidl and other supermarket chains have also discovered the real estate industry.

Inherited property: Is it too expensive to use for personal purposes?

Many people are delighted to inherit a property because it means they can finally move into their dream home. However, owning your own home often comes at a high price. To avoid getting into debt when you move into your inherited property, you should ask yourself the following questions first.

Speculation tax: The cost trap in divorce

In Germany, private property owners rarely have to pay taxes on the sale of their property. This particularly affects divorced couples who have only just purchased their property together. Anyone who has not lived in their newly purchased property for long enough may have to pay speculation tax.

How to negotiate prices successfully

The price at which a property is ultimately sold depends mainly on two things: 1. the appraised value of the property and 2. the ability to negotiate this price with prospective buyers. Without the right know-how, this is often difficult for private property sellers. Which is better: setting the price high to have more room for negotiation? Or setting it lower and hoping that interested parties will outbid each other?

Too many cooks spoil the broth – and the same goes for real estate agents: Why you should give them exclusive rights

Real estate agents work on commission. This means that they only get paid once they have sold a property. Many sellers therefore believe that the best strategy is to simply hire several agents to sell their property. The fastest agent gets the commission. However, this principle often unnecessarily prolongs the marketing period and means that the sale is less thoroughly prepared and potential buyers are confused. This is not the best way for owners to sell at the best price.

Fulfilling your dream home: the sauna for your home

After a long day at work and a journey home in freezing temperatures, there's nothing better than settling down in the sauna. According to the Interhyp dream home study, one in five Germans would like to have a sauna in their own four walls. Want to make this dream come true? We reveal the different types of sauna you can choose from and what requirements need to be met.

How to find and reach your target group online

Anyone advertising their property for sale online is currently inundated with interested parties in urban areas. In rural areas, on the other hand, it is still difficult to find the right buyer quickly. With the right marketing, you can save yourself a lot of time and effort. With the right marketing, you can find the right buyer in any region.

Big cities of the future: What can be done about the housing shortage?

Whether Berlin, Munich, or Frankfurt, affordable housing in metropolitan areas is becoming scarce. More and more people are moving to big cities. This trend is set to continue in the future. According to the latest market report, there is a shortage of at least 96,000 apartments in Berlin alone. Creative ideas are needed to prevent prices from skyrocketing even further and to ensure that everyone has a roof over their heads.
