A House with History
The former director’s villa “Grundhof” was designed by the renowned architect Karl Meckel (BDA). It is a listed building, meaning parts of the house are of historical significance. Meckel (1892–1970) is considered one of the defining figures of the region’s architectural culture of that era, and the residence offered here enriches our understanding of his work as well as the vision of affluent clients in the Olpe district during the 1920s and 1930s.
The building permit application was filed on March 24, 1934; the shell inspection took place on July 28, 1934; the house was ready for occupancy on December 13, 1934; and the family moved in in January 1935.
The two-story residential building, with a nearly square floor plan, is covered by a hipped roof with antique-colored Schorndorf plain-end tiles. The facades were originally finished with light-colored scratch plaster and a grouted clinker brick facing, while the two-tone red-brown and white window frames also correspond to the original condition.
The building has three floors, including the attic, as well as a spacious basement. The living areas are located on the ground floor, while the bedrooms and the spacious bathroom are situated on the upper floor. The attic contains two former servants’ quarters, as well as an attic storage room and a utility room, which are in need of renovation and offer potential for creating additional living space. In total, up to six bedrooms can be created, making the villa ideal for larger families.
The ground floor features the kitchen with an adjacent pantry, as well as the living room, which is directly connected to the dining room. The dining room opens onto the sunroom. Also located on this level is the former master’s study, which is now used as an office. The spacious entryway, with its Solnhofen tiles, makes a grand impression the moment you step inside. A guest restroom and a coat closet are, of course, provided. The intricately laid parquet flooring on the ground floor and the tiles in the entryway are listed as historic features.
The bathroom on the upper floor is equipped with a shower, bathtub, and two sinks. Thanks to the large window, it feels bright and welcoming; it was also extensively modernized in 2018. This floor also features four bedrooms and the spacious balcony.
A special highlight is the artistic stained-glass window in the stairwell.
In the basement, a sunken wine cellar stands out, accessible via a floor hatch operated by counterweights.
The property is completely level and partially paved. The outdoor area comfortably accommodates about five vehicles, and a garage is available for an additional car. The expansive lawn invites you to play, linger, and relax.
Historically significant—cozy and beautiful
On the ground floor, the Solnhofen tiles and the elaborate parquet flooring are worth mentioning. The massive wooden staircase is brightened by the large stained-glass window on the mezzanine level. Upstairs, the hardwood floors have been preserved, and the roof is covered with Schorndorf plain tiles.
The pellet heating system installed in 2019 adds a modern heating solution to the building. In the living-dining area, the heating is supplemented by the cozy warmth of a modern wood-burning stove.
The electrical system was also updated in 2019 (except for the basement).

Convenient location in the heart of the Sauerland
The villa is located in Lennestadt, Sauerland, in the popular district of Meggen. In the immediate vicinity, you’ll find all the shops you need for daily necessities: supermarkets, a pharmacy, bank branches, a variety of dining options, and the Meggen train station, which is only about a 5-minute walk from the residence.
Meggen offers excellent educational and childcare options for families. Several childcare options are available in town, as well as an elementary school, which is about a 10-minute walk away. Secondary schools are also in the immediate vicinity: there is a high school in the neighboring town of Altenhundem, and a middle school is available in nearby Grevenbrück. Both are easily accessible by bus or car in a short amount of time.
Altenhundem, the administrative and commercial center of the city of Lennestadt, is also just a 5-minute drive away. Here you’ll find additional shopping options, doctors, cultural attractions, and a wide range of recreational activities.
Particularly noteworthy is the natural setting: meadows, forests, and numerous hiking trails are practically right on your doorstep, offering ideal opportunities for rest and relaxation.
Lennestadt-Meggen impresses not only with its beautiful location but also with its cultural highlights. The “Siciliaschacht Meggen” Mining Museum is one of the region’s most famous attractions. The historic facilities were once among the world’s most significant pyrite mines. Likewise, the famous Sauerland Pyramids, with their extraordinary exhibitions, invite you to exciting visits.
